Listings That
Update Themselves.
The Good Estate Agent North East sells and lets homes across Sunderland, Newcastle, South Tyneside and Durham. We built their website in 2025, then rebuilt it in 2026 as a fast site that pulls in every listing from Rightmove and Zoopla each night, with no copying and pasting.
- WHO — The Good Estate Agent Sunderland Ltd, trading as The Good Estate Agent North East
- WHAT — Web Design & Build, Listings Automation, Property Pages, Google Reviews Feed, Local SEO, Hosting
- WHEN — 2025 – 2026
- WHERE — Sunderland, Newcastle, South Tyneside & Durham
- HOW — A site that keeps itself current, so the team can sell houses instead of updating web pages
Local Agent,
National Name.
The Good Estate Agent is a national brand. Graham Miller runs the North East branch from Roker in Sunderland. In June 2025 he asked us for a website that looked like the brand but felt local: easy for buyers, sellers, landlords and tenants to use, with clear ways to book a valuation and a link through to the property portals.
- Sales, lettings, auction and landlord pages
- A page for each area the branch covers
- Clear calls to book a valuation
- Built to work on phones first
Design Signed Off,
Site Live.
We agreed the pages at a kick-off meeting, showed Graham the homepage and layouts in July, and walked through the finished build in August 2025. The homepage opens on a green satellite map of the North East with a picture card for each area, so visitors pick their patch first. Then we set up an automation that copied each new Rightmove listing onto the site.
- Kick-off, design approval and build review with Graham
- Area picker on a map of the North East
- New Rightmove listings added to the site automatically
Off WordPress,
Onto Plain HTML.
The first site ran on WordPress, and every listing became a WordPress post. In October 2026 we decided to move it off WordPress. We built a second version alongside the live site without touching it, tested it on a staging address, then switched over. Every old listing address now redirects to its new page, so old links still work.
- Plain HTML pages, with no plugins to keep patching
- Built and tested alongside the live site first
- Every old listing URL redirected to the new page
- Same brand look, with a new contact form
Rightmove and Zoopla,
No Duplicates.
Each night the site reads Graham’s listings from Rightmove and from Zoopla, matches them up and keeps one entry per property. When Graham decided to stop listing rentals on Rightmove in October 2026, the Zoopla feed meant his lettings stayed on the site, and rental cards now link straight to Zoopla. If a portal has a bad night, the site keeps the last good set of listings.
- Listings from both portals, merged into one list
- Matched by street, postcode, bedrooms and price
- Rental cards link to Zoopla, sales to Rightmove
- Keeps the last good listings if a portal fails
A Page for
Every Home.
Every listing gets its own page on the agent’s site, not just a link away to a portal. It is laid out the way buyers already know from Rightmove: big photo gallery, price, key facts, description, floorplans, EPC and a map, with the agent’s details always in view. On a phone, a bar at the bottom keeps the price and a contact button on screen.
- Full photo gallery with a full-screen viewer
- Floorplans, EPC, tenure, council tax and map
- Sticky agent card on desktop, contact bar on mobile
- Pages built and removed automatically as stock changes
Fresh Reviews,
No Effort.
Graham’s customers leave a lot of five-star Google reviews, and he wanted new ones on the site without having to ask us. The nightly update reads the latest reviews from his Google profile and adds them to the testimonials, with the overall rating and review count beside them. Old reviews are never dropped.
- Latest Google reviews added every night
- Star rating and total review count shown
- New reviews added, none removed
New Patch,
New Page.
Each area the branch covers has its own page with local copy, a local photo and the latest homes for that area. When Graham took on his first Newcastle listing in October 2026, we added Newcastle as a fourth area within a day: a new page, menu link and homepage card, and the listing search widened to cover the city’s postcodes.
- Sunderland, Newcastle, South Tyneside and Durham pages
- Latest local listings on each area page
- New areas added quickly as the business grows
Pages That
Win Instructions.
Listings bring buyers and tenants. The sell and landlord pages bring in the next instruction. They explain the service in plain words, put local service and national backing side by side, and ask for one thing: a free valuation. The contact form sends every enquiry straight to the branch inbox.
- Sell, landlord and auction pages
- Free valuation as the main call to action
- Enquiries go straight to the branch
